A Comparative Market Analysis should be  a more-than-cursory investigation on the MLS of similar properties in the area that are currently for sale, those that are pending and those that have sold in the past.  The REAL comparison is made by adding and subtracting the  value of the amenities of each house in order to come up with a relative market value for your home.

Our price for a custom CMA is $50.00.  We do much more than just search for some comparable sales on the MLS.  We look for properties for sale, we check the neighborhood and talk with neighbors getting their invaluable information.

Professional appraisals start with the MLS and sometimes go deeper into the history of the neighborhood. Many only do what is called "drive-by" appraisals not even stopping to see the property.  

 Essentially, a CMA and an actual appraisal ought to come out with similar market values.  The CMA is usually done before putting the property on the market and the appraisal is usually done after someone makes an offer on the house.  The appraisal is for the bank to decide if the property falls within the underwriting guidelines of the bank considering the asking price and offer.

Appraisals cost in the $350 range plus or minus.
